A professional home inspection is a visual, non-invasive review of the structure, foundation, roof, electrical, plumbing, heating/cooling system and built-in appliances. A home inspection can uncover issues that are not seen during a  walk-through or while viewing a home to buy.  The inspector will inspect each room for material defects such as leaky pipes, windows, roof, furnace, air conditioning, outlets, GFCI's, etc.   At the conclusion of the  home inspection, a summary report  will be given to the buyer that outlines issues that need attention.  Within 24 hours a full report with photos and description of imperfections, description of deficiencies, and working order of the property will be sent to the client.  This report may be used as a working document for routine maintenance of your home.

ELECTRICAL WIRING AND PANELS

The Inspector will examine wiring and electric panels of the house.  Copper, aluminum, or knob-and-tube wires are oftentimes considered as hazardous, and may be un-insurable, faulty wires are a cause of 90 percent of house fires. If the subject property is found uninsurable due to wiring issues, it is vital to budget for necessary upgrades. 

 

 

HVAC (HEATING, VENTILATION, AND AIR CONDITIONING)

Inspector will determine, what kind of HVAC system house has, will examine condition of units, and reveal signs of obvious damage such as leakage. Keep in mind, every insurance agency determines what it considers “acceptable” when insuring older homes; however, it’s not uncommon to see coverage denied for lack of central air and heat.  

PLUMBING

Toilets and all plumbing are inspected

Inspector will examine piping, determine the type, and approximate useful life. If polybutylene plumbing is found insurance coverage can be denied as these are more prone to bursting.  

ROOF

Inspector will examine the roof's age, material, and condition. Generally, will be able to determine approximate useful life of the roof, will point out apparent damage outside or water leaks inside the property. 

CPI ROOF INSPECTION 

Coastal Property Inspections uses a drone for viewing the roof and for ensuring no broken tiles are caused by walking on them.  The drone will video and take photos in HD of the roof and reveal areas that are in need of work such as broken tiles, chimney flashing and overall condition.  This is more thorough than a visual inspection while not cause any  damage to the tiles.
